Wynwood may be about to have its biggest real estate moment yet. Multiple outlets report that Citadel founder Ken Griffin is acquiring the roughly 30-acre Mana Wynwood campus from developer Moishe Mana in a deal valued between $700 million and, by some reports, over $1 billion — but as of this writing, neither Griffin nor Mana has officially confirmed it, and both explicitly denied talks when the rumor first surfaced in January 2026.

The Deal

What's Reportedly Being Sold, and Who's Behind It

The Mana Wynwood campus, centered at 318 NW 23rd Street, is a roughly 30-acre assemblage of primarily industrial, warehouse, and event/exhibition properties. It has functioned for years as the neighborhood's largest event and convention hub — home to Mana's warehouse and exhibition holdings, and the site of major gatherings including The Real Deal's annual Miami Real Estate Forum. Moishe Mana spent decades assembling the site as an anchor for Wynwood's creative identity.

The status, plainly stated: The deal first surfaced as a rumor in January 2026, which both Griffin and Mana denied. It resurfaced in late August, with a "Traded: Miami" industry listing marking the property "under contract" as of August 28, 2026, and sources telling The Real Deal that most of the deal had already closed with completion expected by December. As of early September, Mana declined to comment on the renewed report, and a Griffin spokesperson stood by the earlier denial. In other words: widely reported by credible real estate trade outlets, but not an on-the-record confirmed sale as of publication — treat the price and closing details below as reported, not verified.

Griffin, the buyer named in every report, is one of Miami's most active real estate investors. He moved Citadel and Citadel Securities from Chicago to Miami in 2022 and has since committed billions to South Florida property: a $287 million Brickell office tower in 2022, a $363 million waterfront parcel where Citadel plans a roughly $2.5 billion, 1.7-million-square-foot headquarters tower, and the $180 million purchase of the 545Wyn office building in Wynwood in January 2026 — a deal that did close and is officially confirmed.

The Plan

What Griffin Is Reportedly Planning for the Site

Griffin's exact plans haven't been formally confirmed, but industry sources point toward a campus-style redevelopment centered on education and technology — possibly including a satellite presence from a well-known university. The framing that's circulated among real estate insiders describes an "innovation ecosystem": researchers, engineers, founders, and venture capitalists in one walkable district, surrounded by the restaurants, housing, and culture that already define Wynwood.

That's a notable departure from a standard redevelopment play. Rather than simply adding another residential or mixed-use tower, the site could become an anchor institution — the kind of use that tends to reshape a neighborhood's trajectory for a decade or more, not just its skyline.

Why It Matters

Why This Is Bigger Than One Transaction

Confirmed or not, this reported deal doesn't stand alone — it's the latest and by far the largest in a pattern of Griffin activity in Wynwood specifically, following the confirmed 545Wyn purchase. Taken together, it reads less like opportunistic buying and more like a deliberate land position in one neighborhood.

When Griffin's 545Wyn purchase closed in January, three Miami real estate voices described the same pattern in Fox Business's coverage. Corcoran Group's Mick Duchon: "When an investor of his caliber enters a neighborhood, underwriting assumptions immediately change, cap rates compress, land pricing recalibrates." Douglas Elliman's own Lourdes Alatriste added: "Given previous track records, it's unlikely to be a one-off. It often marks the beginning of a longer-term vision rather than a single transaction." And Sebastian Lüdke of ALP.X Group put a number on the neighborhood's standing: "Wynwood is Miami's second most expensive office market behind Brickell... this transaction is just the latest example of the opportunity Wynwood presents to investors in the greater Miami market."

How Wynwood Got Here

Wynwood built its reputation as Miami's creative and cultural core — murals, galleries, breweries, and a walkable, low-rise industrial fabric that attracted artists and small businesses long before institutional capital took notice. That same walkability and creative density is now precisely what's drawing billion-dollar investors. As Duchon put it in that same Fox Business interview: "This looks more strategic than operational. Brickell is about scale and visibility — Wynwood is about flexibility and culture." Alatriste made a similar point about the neighborhood's trajectory: Wynwood "needed time to mature beyond its creative roots... today it has stabilized, it's proven demand for high-quality offices."
